Home Renovation in Toronto — the short answer

A home renovation is the planned rebuild of existing living space — new layout, new services, new finishes — inside a house you already own. In the Greater Toronto Area in 2026, a kitchen renovation typically costs $25,000 to $75,000, a bathroom renovation $15,000 to $50,000, and a full-floor or whole-home gut renovation $80,000 to $250,000 depending on square footage, structural work and finish level. In Toronto, structural work, new plumbing and any habitable basement conversion are permitted through Toronto Building.

What Toronto houses are like

A renovation quote in Toronto only means something once someone has seen what the house actually is. Toronto homes run from 1890s brick semis with balloon framing and knob-and-tube remnants, through 1920s detached homes on 25-foot lots, to 1950s bungalows further out. Basements are frequently shallow, floors are rarely level, and joists are often undersized by modern standards.
