Etobicoke is bungalow country, and bungalows are the best basement-apartment candidates in Toronto. We work from Long Branch and Mimico through Alderwood, Markland Wood and up into Rexdale, converting under-used lower levels into legal second suites and opening tight post-war main floors into single connected rooms.

North York spans two very different renovation markets: original 1950s bungalows in Bathurst Manor and Downsview, and large custom rebuilds through Willowdale, York Mills and Bayview Village. We work in both — code-driven second suites at one end, high-finish interiors at the other.

Brampton is the busiest legal basement market in Canada, and it is the work we are known for. Large modern subdivisions, high ceilings, multi-generational households and genuine rental demand make Brampton the single best place in Ontario to build a registered second unit — provided it is done to code and registered with the City.

Mississauga covers four decades of housing in one city, and the renovation approach changes completely depending on which part you are in. A 1970s Erin Mills side-split, a Lorne Park estate home and a 2010s Churchill Meadows two-storey are three different jobs with three different risk profiles.

It is the part of our service area where the outdoor build is often bigger than the indoor one.

Vaughan homes are large, relatively new and built for entertaining, so the renovation brief here is usually about elevating finish rather than fixing structure. Nine and ten foot basement ceilings, open main floors and big backyards make Vaughan one of the most rewarding places in the GTA to do high-specification work.

Woodbridge sets a high bar for finish. Homes here are built and maintained to a standard where the tile layout, the stone detailing and the outdoor entertaining space genuinely matter, and the renovations reflect that — bigger decks, better materials, more finish carpentry.

Markham combines heritage streetscapes in Unionville and Markham Village with some of the most consistently built modern subdivisions in York Region. The result is a city where a renovation might mean carefully matching 1870s trim profiles or delivering a flawless Level 5 finish in a 2012 build.

Richmond Hill mixes established neighbourhoods around Mill Pond with large newer homes in Jefferson, Oak Ridges and Bayview Hill. Ravine and moraine lots are common, and they change what is possible in the backyard — which is why we check conservation jurisdiction before we design a deck here.

Oakville expects a higher finish standard than almost anywhere else we work, and the older parts of town come with real constraints. Old Oakville sits inside a heritage conservation area, mature-tree bylaws protect what is on the lot, and lakefront properties carry additional review — none of which stops good work, but all of which has to be planned around.

Milton is one of the fastest-growing municipalities in Canada, which means a huge inventory of homes ten to twenty years old with unfinished basements and bare backyards. Almost everything we do in Milton is first-finish work: turning raw space into a basement suite or a proper outdoor living area.
