Home Renovation in North York — the short answer
A home renovation is the planned rebuild of existing living space — new layout, new services, new finishes — inside a house you already own. In the Greater Toronto Area in 2026, a kitchen renovation typically costs $25,000 to $75,000, a bathroom renovation $15,000 to $50,000, and a full-floor or whole-home gut renovation $80,000 to $250,000 depending on square footage, structural work and finish level. In North York, structural work, new plumbing and any habitable basement conversion are permitted through Toronto Building.
A renovation quote in North York only means something once someone has seen what the house actually is. The older stock is post-war brick bungalow and split-level with deep lots that support walk-out grading. The newer stock is 3,000 to 5,000 square foot rebuilds from the 2000s onward, where the renovation question is almost always finish quality rather than structure. Willowdale in particular has been rebuilding lot by lot for two decades.
Lot grading in North York frequently drops toward the rear, which is the ideal condition for a walk-out basement suite. We check grade elevations at the feasibility stage because it can change a project's economics entirely.
Permits — Toronto Building
Second suites are permitted as-of-right in most North York residential zones. Deep lots here often allow a rear walk-out rather than an excavated side entrance, which is both cheaper and produces a far better unit with real daylight.

Kitchen renovations
Full gut and rebuild: cabinet layout, plumbing and electrical relocation, backsplash tile, quartz or granite templating, under-cabinet lighting, range venting to exterior, and finish carpentry.
Bathroom renovations
Waterproofed shower systems, curbless and low-threshold builds, niches and benches, heated floors, vanity and fixture installation, exhaust venting sized to the room.
Open-concept conversions
Load-bearing wall removal with engineered beam design, permit drawings, temporary shoring, column integration and ceiling patching that leaves no trace of the old wall.
Whole-home gut renovations
Strip to studs, re-plan the floor, update services, insulate to current code, and rebuild every finish surface — usually staged floor by floor so you can stay in the house.
Main-floor and layout re-planning
Moving kitchens, adding powder rooms, widening openings, relocating stairs and closing off dead hallways to reclaim usable square footage.
Finish carpentry and millwork
Baseboard, casing, crown, wainscoting, feature walls, custom shelving, closet build-outs and stair rebuilds with new treads, risers and railings.
